Role: Assistant Property Manager
Type: Full Time/Perm (Mon - Fri 9am - 5.30pm) (but could be over a 7 day rota)
Location: North West (covering Bury, Warrington, Leigh and Litherland)

My client is a residential lettings company who design, build and maintain homes. They believe renting can be a genuine, long-term alternative to buying a house as long as the home, rent and experience is just right.
They currently have a requirement for an Assistant Property Manager to support the Senior Property Manager in the ownership and accountability for the success of the development they manage.
As an Assistant Property Manager within the Resident Services Team, you will be a proactive and organised individual who will be able to carry out tasks through to successful conclusion. The Assistant Property Manager will be organised, efficient and able to work alone as well as take instruction from the Senior Property Manager. The key focus will be to ensure the residents and their properties in the managed development are cared for and maintained to the highest possible standard, in line with budgets, service level agreements and regulatory requirements.
The scope of the job will be:-
Estate Management Function
Assist the Property Manager weekly site walkover and raise any issues for attendance, ensuring estates are in a good condition
Where contacts in place liaise with environmental maangers
Provide communication link between contractors and residence
Liaise with handyman service on attendance, access on site queries, overseeing contractors working on properties
Follow up on maintenance items to check resident is happy with work completed.
Visit and record further information/photo for maintenance issue if required.
Review month list of compliance checks expiring and schedule checks to be completed with engineers and arrange access with residents.
Conducting physical viewings - sales focus to let units
Record virtual viewings of empty properties
Advising viewers of the lettings procedure with regards to their financial obligations and conduct during tenancy.
Drafting and processing tenancy agreements ensuring all compliance is met.
Update relevant utility companies and local authority for Council Tax with start and end of tenancies.
Take holding deposit payments
Demonstrate use of home to new resident.

Customer Service experience
Experience of lettings process (Check in/out - inventories)
