A five star builder have an opportunity for a Site Manager to join a new development near Bolton.
The company have been going for approx. 70 years and have built an excellent reputation building quality homes for a wide range of buyers, they also pride themselves on building a quality home that suits the needs of their buyers offering exceptional customer service from pre-sale through to aftercare. Their properties range from one bedroom apartments to luxury penthouses and prestigious executive homes.
Site Manager - The Role
The site has approx. 150 units, show homes are currently in build and due to launch the site in March. The site is currently being marked for an NHBC award.
Reporting to the Contracts Manager and Construction Director you will be responsible for the daily activities on a busy housing development. Duties & responsibilities include:
Ensure that Company H&S Policies and procedures are strictly adhered to
Maintain and produce, on request, up-to-date H&S records
Ensure all Environmental and Waste Management Policies are adhered to
Ensure that all staff, sub-contractors and visitors to the site are appropriately inducted
Fully co-operate with the Customer Care & Customer Satisfaction Policy and Procedures
Provide training, coaching, appraisal and support as required to improve the performance of directly employed site staff
Take ownership of agreed build programmes at pre-start meetings and accept and check the full build package handed over at this meeting
Deliver all aspects of production requirements in strict accordance with relevant technical and planning documentation provided
Conform to building regulations and warranty providers' requirements (NHBC, LABC)
Ensure cost effective production in line with development budgets by ensuring that the work undertaken is in full accordance with the cost provision allocated
Organise regular site production meetings and pre-plan and ensure efficient usage of all resources, including labour, sub-contractors, plant and materials
Ensure accurate production/progress returns are updated and sent to the Contracts Manager and Construction Director
Attend and minute a weekly Sales/Construction Meeting with your Sales Adviser to keep each other appraised from both a sales and site point of view
Build in accordance with relevant standards, Codes of Practice, Building Regulations and warranty requirements
Ensure the quality of finished product and thoroughly inspect and snag each plot prior to each NHBC key stage inspection
Site Manager - Skills & Experience required
The successful Site Manager must have previous experience working for a medium to volume house builder and have experience delivering sites from ground stages through to CML and handover. Key skills required:
Ability to motivate and support staff
Attention to detail
Qualifications and training - CSCS Card, SMSTS, First Aid at Work
Trade background - Joinery or Bricklaying
Up to date knowledge of health and safety obligations and building legislation
