A unique position has become available with a North West volume house builder for a Commercial Manager to join their ranks and develop and drive the commercial department to new heights in line with business targets.
Objective of the role
Recognise, develop, review and implement the Company's strategic objectives in terms of product.
Responsible for and management of Commercial Services, ensuring accurate financial cost control, budgeting, forecasting and reporting.
Responsible for managing, negotiating and maintaining services of Subcontractors and Material and Plant Suppliers.
Duties & Responsibilities
Manages and co-ordinates Commercial Department and ensures adequate resourcing within the constraints of an Overhead Budget.
Ensures adequate cost controls and disciplines are in place and adhered to.
Monitors Subcontractors' and Suppliers' performances against programmes and forecasts.
Researches and develops new concepts, innovations and specification ideas, together with cost advice, making recommendations to the Commercial Director
Co-ordinates and implements specification ideas onto concept / working drawings and marketing media.
Is responsible for Quantity Surveying duties including budget preparation, cost to completes, authorisation of subcontractor procurement, payments and claims.
Overseas all Surveyors in Commercial Department and their duties towards payments, procurement and cost reporting.
Is responsible for overseeing material and plant budgets, costs to completes, authorisation of Supplier procurement.
Monitors and oversees maintenance of Development budgets and cashflows.
Advises the team on technical solutions, buildability and costs at design stage in conjunction with Construction Director.
Reviews and implements training requirements to ensure members of the team are developed to their full potential.
Advise on training and development of Commercial staff.
Suitability for the position
You will be an experienced candidate from the house building sector
Current or past experience as a Commercial Manager
Have good analytical cost background and the ability to assess, analyse and evaluate the financial stability of Developments from financial reports.
Able to lead, mentor and motivate members of the team and lead by example
Strong negotiation skills
