Associate Development Director North West Salary & Package: £65,000 - £75,000 basic, 30% bonus, Car Allowance / Car, Pension, Healthcare + benefits This is an opportunity to work on this house builder's largest ever site based near Leigh; a 15 year development covering 140 acres that compromises of 1,700 units, 2km of highway construction, significant statutory infrastructure works and large scale SUDs. This is a scheme that requires a strong leader and decision maker who has the ability to gain respect from their peers and liaise and take control with internal departments and external consultants. The Company National house builder delivering new build properties to a wide range of customers varying from luxury family homes to townhouses, cottages and apartments located in new communities, urban, suburban or rural locations creating places of character and quality. Their homes are designed to work for the way people live today with materials and landscaping that reflect their commitment to quality, style and character. The position will be charged with developing individuals and the team through managed Personnel Development Plans/Reviews (PDPs and PDRs), one to ones and shop floor management.
Roles and responsibilities
" Monitor, review, update and communicate the regions Milestone Schedule ensuring variance is captured within forecast and budgets. Critical within, will be appraisal/new opportunities, corporate pack production, site starts, first plot sales and/or revenue targets.
" Work closely with legal, land and estimating departments to review new opportunities, conclude their suitability in terms of business model and practical delivery.
" To progress opportunities by way of ensuring legal reports, searches, HOTs, option and contracts are progressed and managed.
" Inspect, research, appraise development opportunities and provide initial engineering advice within agreed timescales to support the production of site feasibility studies. Develop initial advice into economically viable Site Development Strategies, constraints, addressing levels, drainage, demolition/remediation/enabling works and services etc. for sites which move forward.
" Manage the production and delivery of corporate packs for Board / CMC / Oaktree approval in accordance with agreed timescales and milestone dates. Documents will include PIPs, Land and Development Briefs, Planning and Budget Packs. The latter require corporate CEO approval and will provide overviews and detailed documents pertaining to financial performance/Planning/engineering/legal/contract/construction/H&S matters and associated risk.
" Manage the region's Pre Development Expenditure for appointment of all consultants. Ensure and report formal appointment of professional advisors and designers and ensure that appropriate warranties and insurances are provided.
" Manage the region's project specific cash flows through the life of a project.
" Within established budgets and timescales, manage the region's production of design information and technical reports to support the preparation of planning applications and civil, structural and M&E information for tender and construction. Review all information to ensure that the developed design fully considers site constraints and report all variances from programme and budget. " Within established budgets and timescales, manage the region's demolition/remediation/enabling tenders/contracts, Development Strategies inclusive of cut/fill volumetric modelling, ground engineering works and material management. " To manage the chairing and communication of Development, Close of Business and Client Meetings as required. Report on Progress of the works and the sign off Statutory Approvals. Identify and pursue outstanding actions required to ensure the development is delivered to programme. " Ensure that the Regional Development Director and Regional Operations Director are aware of all issues that may compromise the delivery of the project within the agreed timescale or give rise to addition expenditure. " Work closely with our private for rent (PRS) clients and Housing Associations to manage the delivery of specification, warranty, contract documents, programme, performance bonds and KPI's. " Ensure the timely production/delivery of legal packs, management companies and show home areas for open market sales. " To intervene and challenge demolition/remediation/enabling and ground works tenders. " Ensure the timely management, implementation and adoption of S106, POS, S104, S38 and S278s along with the reduction and reporting of bonds to Group. " Manage the review and updating of standard details and structural slabs. Key skills and experience required The candidate will need to have immediate impact on the department, gaining respect, recognition and be seen as a leader.
