The company: A leading House Builder / Developer in Essex are seeking to bring on a proven Commercial Manager.
The role: You will be responsible for the sole management of all things commercial ( surveying, buying, estimating, procurement) as well as managing the commercial team . It will be a hands on role that will see you "lead from the front" and set the tone to help continue this business' growth over the coming years.
Day to day:
Commercial department management / organise surveying / buying duties Subcontract, plant and material procurement
Subcontract payments, contract management and final accounts
Check compliances and issue of timely payless notices as required
Pricing and agreeing variations with Client / subcontractor
Project budget creations and quantity take-offs
Assist Land buyer & planning on appraisals
Reporting on procurement progress / review against trackers
Pricing of addendum & Design changes, purchaser variations
Prelim cost review / cost forecast review with Build team
Contractual advice to project team, monitoring and managing risk items Monthly reporting of forecast cost to complete and costs expended - CVR Cashflows - to various stages of build completion to analyse funding capability Design review of product specification & value engineering
Arrange short term targets to implement actions from board / dcm meeetings
Commercial progress report update - liaise with Sales team with revenue updates Design review with technical for stats and services updates / costings Retention fund sheet process to be adopted - monitor cash flow needs Subcontractor and Supplier - approved database / contact details
Interact daily with Admin / Accounts / Sales / Build with demands and needs Review / update regularly cash flows and cost needs with Finance Director
Experience & Personality / Culture fit:
It is imperative that you come from a strong house building / development background and have proven hands on experience with all things commercial (surveying, buying, estimating, procurement). Alongside this you must have proven senior management skills and demonstrate the ability to lead a team (small or large) from the front and deliver successful commercial services/packages.
It is essential that you have proven experience both project and client side as you will be managing end clients expectations as well as directly employed labour force as well as sub-contractors.
Ideally you will be degree qualified or hold equivocal NVQ qualifications. If not, then a comprehensive background within commercial management and residential development is just as worthy.
Strong interpersonal skills and the ability to perform well under pressure.
Strong IT skills, able to pick up new systems quickly. (training is provided)
Be willing to go above and beyond with both your team and end clients to ensure the immaculate company standard is maintained on delivery and service.
