The Design Co-Ordinator role is a key, hands on, role within the organisation and provides a seamless link from project inception through to site thereby covering both pre and post contract elements
The role is a hybrid of a number of construction facets. The role would suit individuals with general construction experience and covers elements from Project Management, Planning, Quantity surveying and Estimating.
Training, mentoring will be given as required to enable the role to be fulfilled.
The Design Co-ordinator role on a project will generally commence upon the application for Planning Approval when the Preconstruction dept begin the process of preparing a formal offer for undertaking the project and then progressing the design to construction status.
Review initial Planning Documentation
Arrange, Chair and minute Design Team meetings.
Establish timeframes for preparing Tender offer and key order dates relative to the proposed commencement date in order that the Planning Dept can prepare programmes and information required schedules
Monitor preparation of information for both tender and construction as necessary
Obtain competitive quotations for trades with design responsibility eg Steelwork, cladding, windows piling, M&E etc using the tender info as the basis.
Receive the quotations, compare and reconcile on a like for like basis and provide the information to the estimator for inclusion in the Tender Offer.
Throughout the tender period continue to chair the design meetings and relay info from the design subcontractors into the design team.
Attend Tender Settlement meeting and present design trade comparisons, appraise on design status etc
Prepare a Contractor's Proposals document for submission with Offer, in conjunction with the Estimator and Commercial Manager.
Lead any value engineering requirements, engaging with the Design team, Estimator, Commercial manager for options, suggestions.
Upon acceptance of the Offer, together with the Estimator, prepare a full issue of documentation for use by the Construction Dept
Continue to chair design meetings and ensure construction information is being prepared and issued to suit the programme until an appropriate time when this is passed to the Construction Stage Co-ordinator
Develop the design subcontractor quotations and ensure compliance with the design and provide a recommendation for order placement. The formal order will be placed by the QS using the information provided.
Throughout the design process the Design Co-ordinator will be responsible for drawing and document issues, using the admin dept, ensuring all members of the team receive up to date information.
The Design Co-ordinator will review all design information prior to release for construction purposes.
The Design Co-ordinator will also work closely with the project Contracts Manager and when required the General Manager.
