Preparation of viability study for site, establish satisfactory resolution to engineering issues identified as part of the planning application. Complete review of road/sewer/external works/private drainage designs by external consultants for future developments. Commission surveys and structural engineering work as required to ensure all information is available for pre start/concept meeting. Instructing, supervising and monitoring engineering consultants on post-acquisition engineering work ensuring compliance with building regulations and NHBC Standards.
1. Preparation of viabilities
Þ Interpret geo-technical reports
Þ Be able to identify solutions for initial road and sewer layout
Þ Identify existing services i.e. gas/electricity etc scope needs and plan services to new development.
Þ Undertake site visits during development process.
Þ Adoption of roads, sewers and open spaces.
2. Satisfactory resolve engineering issues as part of planning application
Þ Manage consultants in road and sewer design where applicable.
Þ Plot floor levels
Þ Co-ordinate and manage external consultants to resolve any further engineering issues.
3. Ensure compliance with building regulations and NHBC standards
Þ Manage consultants in the provision of the designs.
Þ Manage consultants in the preparation of foundations.
Þ Monitor and resolve any CML issues
4. Ensure all information is available for pre start/concept meeting.
Þ Ensure all engineering drawings for start on site including foundations and any remediation proposals.
Þ Secure technical approval for roads and sewers.
Þ Provide all services drawings i.e. existing and proposed.
Þ Prepare layout for proposed street lighting and identify new postal addresses.
Þ Ensure deed plans and setting out drawings for each plot are available.
Þ Input into EMS/CDM/Health and Safety/Environmental issues/checklists.
Þ Procure tender documents for specialist foundations e.g. piling.
Þ Securing all technical clearances for section 38 and 104 agreements.
Þ Complete road and sewer and public open space adoption.
Þ Attend pre start, specification and any other relevant meeting as required.
Þ Undertake regular site visits.
