Field Sales Manager - Housebuilding Teesside Salary £30k (OTE £50K+) Access to pool car for business travel Mon - Fri 8.30am - 5.30pm
Bromak are representing a house builder that requires an Assistant Sales Manager on a permanent basis. This is a new role which has been created due to sustained growth within the business. You will support the Sales Manager in managing the sales team ensuring sales targets are achieved in line with monthly and annual forecasts.

You will take on the Sales Managers role so its vital you have a very good understanding of the new homes sales industry and be looking for the opportunity to develop your career.
Main duties and responsibilities
Day to day running of Residential Development sites in the North East and also Yorkshire from Newcastle to Sheffield. Managing on site staff, dealing with customers, overseeing design and option choices, ensuring show homes and sales offices are all kept properly and in line with company expectations. Monitoring of marketing on development and interest levels. Instructing agents onto sites if required. Setting up of new development sites. Pricing of new sites, internal layouts of houses, specifications, kitchen designs. Legal set up, deed plans etc. Dealing with Help to Buy, forecasting and ensuring all relevant documents are in place. Running of smaller residential sites where there is no on-site sales presence. Site set up, dealing with sales enquiries, meeting customers, selling product, instructing and managing on going sales. Keeping on top of build programmes, ensuring all sites aware of completion dates and this is relayed back to customers. Speaking with technical department and construction staff to ensure all completion certificates are due on time. Quality checking plots upon legal completion. Assisting with Home Demonstrations and Hand Overs and all relevant paperwork. Sales Progression - making sure contracts on all proceeding plots are issued, setting target exchange dates. Making sure existing sales are running smoothly. Answering and raising legal enquiries from solicitors. Making sure Help to Buy plots have relevant ATP, ATE, ATC etc. Setting and monitoring staff targets, staff appraisals, running 3 monthly staff training days. Keeping track on status of all proceeding sales, exchanges, completions. Reporting back to Senior Management on sales, meeting set targets and monitoring of marketing.
The Ideal Candidate
To apply for this position you must have a proven track record in new homes sales. We are looking for someone who is an experienced Field Sales Manager/Sales Manager who is looking for a new opportunity. This is a very fast paced role which will be a mixture of office/site based. You will be based in Teesside but must be willing to travel within working hours from Newcastle to Sheffield (a pool car is provided for business use) and you also must be willing to work 1 Saturday per month (you will be given a day off in lieu the following week).
My client is offering a basic salary of £30k. There is a generous commission structure in place with an OTE of upwards of 50k. This is an excellent opportunity to work for a very successful and profitable developer.
