A regional highly reputable House Builder seek to appoint a Field Sales Manager to work within the Yorkshire region. Reporting to the Field Sales Director; this is a great opportunity for either an experienced Field Sales Manager within the housebuilding sector or a Home Sales Executive with at least 5 years' experience within the Home Sales sector to take the next step on the career ladder. With Full operational responsibility for various developments; the Field Sales Manager will be responsible for driving profitable sales & ensuring individual development targets are achieved or exceeded whilst maximising profit at all times.
Delivery & maintenance of temporary & permanent Sales Arenas ensuring they portray a professional corporate image at all times. Ensure expected levels of presentation are maintained in line with the Company's standards by conducting weekly visits to inspect all aspects of the developments under your management. Manage individual Sales Executives & Team in every aspect of their role ensuring the correct standards & expectations are maintained as set by The Sales Director. Management of staffing levels, Rotas, Holiday & Sickness cover to ensure Sales Arenas are always operational. Conduct weekly checks on the web site & Rightmove, highlighting any amends to the Marketing Coordinator. Conduct weekly checks on your On & Off Site Signage & action any points noted. Conduct monthly checks on local Competitors within in your region for prices & incentives on offer that could negatively impact on the sales rate of your development & feedback to The Field Sales Director. Have knowledge of the Residential Market within your region & generate professional working relationships with Local Estate Agents so as to maximise referrals for Part Exchange. Create Marketing strategies for developments under your management & present to The Sales Director. Ensure the development sales rate & release prices are run at maximum efficiency and profitability. Ensure individual development Cost of Sale is kept within company expectations wherever possible & seek approval from The Sales Director for deals that fall outside of the agreed allowance of incentives. Oversee & monitor all development plot sales progression with The Sales Executive so as to achieve the six weeks exchange of contracts deadline wherever possible. Work closely alongside the Part Exchange Manager to ensure all aspects of the Plot Purchase, Buy in & Sale Off run cohesively to ensure targeted exchange & completion dates are met. Attend weekly meetings with the company solicitors Attend the weekly Sales and Build Meeting to update the Managing Director & Sales Director on sales progression. Prepare reports as directed and be actively involved in discussing and influencing all aspects of the business during meetings. Liaise with and monitor the performance of the Company's Independent Financial Advisors & highlight any issues to The Sales Director. Liaise with and monitor the performance of Company's nominated Panel Solicitors & highlight any issues to The Sales Director. Work closely and in partnership with The Contracts Managers to ensure all aspects of Sales & Build run effectively & efficiently, addressing any issues highlighted in the day to day operational aspects of the developments that you are responsible for as a team. Quality Inspections on all plots within your region once build complete. Monitor & discuss all operational / customer issues with The Sales Executive & agree action plans to address in order to secure a satisfactory outcome. Appropriately deal with any purchaser complaints in a professional manner that arise during the purchasing process & look to address to a satisfactory conclusion for both parties wherever possible & gain approval from The Sales Director prior to offering additional incentives. Recruitment & Selection of Sales Executives to ensure the correct calibre of staff are appointed. Hold a monthly Sales Team Meeting to provide an update on current targets and set new goals
The company pay very competitively, with salary dependant on experience which will be discussed with you at the interview.
Qualifications & Experience
At least 5 years' experience as a Home Sales Executive or experience in a similar role as a Field Sales Manager.
