Home Sales Executive
My client are a top ten house builder who have an opening for an experienced Home Sales Executive to be situated on their Prestige High End Development based in Cheshire.
The company have been going for approx. 70 years and have built an excellent reputation building quality homes for a wide range of buyers, they also pride themselves on building a quality home that suits the needs of their buyers offering exceptional customer service from pre-sale through to aftercare. Their properties range from one bedroom apartments to luxury penthouses and prestigious executive homes
Home Sales Executive
Reporting to the Sales Manager you will be responsible for achieving sales reservations and progressing sales through to Exchange of Contracts and Legal Completion to achieve company targets. Duties include:
" To ensure that sales complex, show homes and stock plots presentation is maintained to a high standard " Guide potential purchasers around show homes, stock plots and site to fully demonstrate product, pointing out features and benefits and overcoming objections in the process. " Maintain up to date, accurate records on visitors, including how they found out about the site before their visit (i.e. marketing source) " Ensure all potential purchasers are financially qualified as early as possible in the selling process by New Homes Mortgages " Ensure all purchasers use New Homes Mortgages if finance is required " Ensure that all relevant paperwork is accurately completed on reservation " Liaise with purchaser, solicitors and financial advisers to ensure progression from reservation to exchange of contracts to legal completion runs smoothly " Liaise with purchasers regularly to keep them updated and inform of any changes " Ensure purchaser's colour choices/Bespoke Additions are obtained from purchaser in sufficient time to meet the Construction Department's timetable " Prepare handover packs for completions " Arrange a date/time for the purchaser to attend a Pre-Occupation Demo " Check all plots after CML to ensure that they are snag free and clean prior to releasing them for invoice for completion " Carry out the Company's handover policy for all completions whilst endeavouring to make the day as special as possible for the purchaser " Ensure that you call on the customer 3 days following completion for your courtesy call " Respond to inbound enquiries from our website, property portals, etc " Conduct regular market research of competitors and second-hand market and obtain the local property paper on a weekly basis to keep abreast of the local market " Attend and minute a weekly Sales/Site Meeting with your Site Manager to keep each other appraised from both a sales and site point of view " Attend sales meetings and training meetings when and where required " Report on the effectiveness of media advertising and contribute to future campaign planning and provide suggestions/ideas for PR opportunities
Skills and Experience required
The successful Home Sales Executive must have previous experience selling new build properties with a housebuilder preferably high end properties. The working week will be Thursday to Monday (this could differ depending on availability and site opening times). Key skills include:
" Smart presentable appearance " Previous experience selling new build houses is essential " Excellent organisational skills " Effectively manage time in order to meet deadlines " Professional attitude and approach to work " Ability to competently operate MS office (Word & Excel) " Ability to work to tight deadlines
