Regional Marketing Executive
My client are a specialist in providing quality new build housing developments UK wide. The company are going from strength to strength and have an opportunity for a Regional Sales Executive to be based in their office in Coventry office covering developments in the West Midlands. Travel to the other Regional Offices is essential.
The Role
To support the delivery of key business performance targets and of team service level agreements to the Region in order to meet wider company business objectives. On any site for which you will have responsibility: plan, develop and execute marketing plans which generate sales leads and attract potential customers, in line with agreed KPI's and fully in line with agreed group and divisional marketing templates, approaches, budgets and plans. You will support the company culture and values and the delivery of high levels of business performance and customer satisfaction.
Management of standards
" Ensure all marketing and sales support material meets with the provisions of all agreed group and divisional marketing methods and templates and with relevant policies and current legislation. Escalate any variance requests to the Divisional Marketing Manager.
Standard Campaigns
" In conjunction with sales teams, develop marketing activity plans and materials for allocated sites to drive enquiries, sales leads and visits using standard templates.
" Identify the USPs for each site and use these to ensure the most appropriate marketing activity is used with the right messaging in each situation, including online.
" Produce concise lead generation and CRM briefs for all sites requiring activity in line with briefing templates.
" Manage the contact strategy for all upcoming developments prior to sales launch.
" Work with Digital Marketing Executive to integrate digital marketing channels into site plans, and coordinate activities to maximise use of content across platforms to drive efficiencies.
" Provide marketing appraisals and pricing recommendations on potential and existing development opportunities.
" Maximise all site specific pre and post sales release PR opportunities. Develop clear and concise briefs and analyse effectiveness post activity. Work with appointed PR agency to develop local PR plans to support each site.
" Project manage and execute timely events / site openings in conjunction with sales teams, ensure all parties involved in delivery of the event are clear on roles and responsibilities
" Work with media agency to develop lead generation plans that align to site marketing plans, delivering the right volume and quality of leads for each individual development within agreed budget.
" Brief each site on forthcoming central and regional marketing activity including source codes to ensure accurate collection of data.
" Ensure site signage and sales support materials are originated to achieve timely delivery and execution. Ensure sufficient stock is available at all times and that.
" Check content on the website for regional sites, ensuring required changes are briefed where required.
" Support the Customer Relationship Manager in delivering and efficient and effective communication plan to database members on pre-launch sites to keep those potential customers engaged and informed.
Non Standard-Campaigns
" Non standard campaigns are managed by the Division. Where a non standard campaign is required, liaise with and brief Divisional Marketing team on the requirements for the campaign.
Monitoring and review
" Monitor and analyse site specific marketing activity against agreed KPIs adopting a continuous improvement approach for all future activity.
" Submit weekly progress reports on progress with database statistics to the Sales & Marketing Director / Divisional Marketing Manager, highlighting sites where the size and quality of the database represent a concern.
" Monitor marketing activity and expenditure for your sites to ensure it is within budgetary limits on a monthly basis.
" Update and review site prospect dashboard on a monthly basis developing corrective plans to address KPI performance on red and amber sites.
Systems and Processes
" Be fully conversant with the Sales Progression System marketing database (and future Salesforce system) , ensuring all campaigns fully utilise the system and provide post analysis and substantiation for marketing activity proposals.
" Update the Sales Progression System (e.g. SPS / Salesforce) to ensure that the web site information is accurate at all times, and that 0800 numbers and source codes are linked correctly to attribute enquires accurately.
Relationship Management
" Attend regular site meetings to build strong relationships with the RSMD, Area Sales Managers and Sales Consultants to establish specific activity required to support sales targets and address site specific challenges.
" Brief Contact Centre on marketing activity, including accurately forecasting call volumes and messaging to support best customer experience with call handling.
" Attend site reviews when invited by the RSMD / ASM / Divisional Marketing Manager to establish activity to improve enquiries / first time visits / conversion
" Originate and support regular site meetings with Area Sales Manager, and Sales Consultants, providing post meeting feedback to all relevant stakeholders.
" Forge and maintain strong working relationships with Divisional marketing teams, seeking advice and support from this team in a timely manner and escalating any request for non-standard plans, actions or templates to the team for approval.
" Forge and maintain strong working relationships with Digital marketing colleagues to ensure that they are fully briefed on the need of your region / sites and are able to provide the digital platform needed.
" Forge and maintain strong working relationships with Regional sales colleagues at all levels to ensure that marketing are providing the efficient and effective support service that they need to deliver on objectives.
Marketing Executive - Person Specification
Education & Qualifications
" 3 A levels at Grade C or above (or equivalent) and ideally a Degree (or equivalent).
Knowledge and Experience,
" Marketing experience within the property industry and/or an agency environment and/ or a lifestyle oriented business is preferred.
" Previous marketing experience within a similar environment ideally.
" Proven experience in developing advertising campaigns ideally both on and off-line, to set timescales and within budget.
" Good working knowledge of Microsoft Office suite and database administration skills.

" Strong written and verbal communication skills; able to influence and engage to suit customer group
" Strong planning and organisation skills with the ability to multitask and work to multiple deadlines.
" Strong copy-writing and proofing skills/ great eye for detail.
