Our Client is a construction organisation delivering a variety of projects across Merseyside and the wider region. Who have developed and secured a pipeline of £50m of new living space around the Liverpool City region, across multiple projects, with the vision to become a market leader in the regional sector. Due to this secured pipeline which will consist of a number of construction and refurbishment contracts will see our turnover increase substantially over the next few years, so in order for our Client to position its self competitively it is looking to recruit to an Estimating and Pre-Construction Manager to join and strengthen the management team and operational levels. A key leadership role within company's senior management team, which takes full ownership of the management of the Estimating and Pre-Construction functions, along with ongoing design co-ordination support throughout the lifecycle of any secured projects with full / partial design liability. The successful candidate will play a lead role for our client in securing new projects and relationships into the group, and externally sourced new business through maximising the efficiency of the estimating team. The role will manage a performance driven and highly efficient estimating team which wins sufficient new business to support the company's business plan To ensure our client achieves the growth ambitions they have set out their ideal candidate will be able to drive multiple projects through the pre-construction phase effectively, in order to minimise delay to contract start dates and provide efficiencies and optimising the method of construction in the design phase. As an experienced manager in design and build construction methods, you will be able to demonstrate a proven track record in moving projects efficiently and effectively through the design and Pre-Construction phase, ensuring a successful handover to the delivery team on all development and construction projects. Pre-Construction Duties To negotiate, appoint and manage multi-agency project design teams in the delivery of development projects including contractors and consultants and attend site meetings. " Ensure all design costs are recovered through the timely submittal of Application for Payment on all pre construction projects " Lead design team meetings for projects in the pre-construction phase and throughout the lifecycle of a project. " Coordinate designs on construction and refurbishment projects, including structural engineer, architect, landscaping, M&E etc. " Analyise and interrogate consultants designs and provide support to commercial department in interrogating sub contractors design submissions to ensure they provide value for money and time, and are fully contractually compliant, as well as being compliant with the latest building regulations and best practice. " Assist the commercial department by ensuring contract design novations are in place within the required timescales. " To identify, assess and mitigate development project risks and report on these as required " To contribute to scheme design in accordance with design briefs, planning requirements and potential occupiers needs and preferences. " To assist the operations department to manage building contracts to ensure development projects are brought in on time, within budget to a quality standard.

" The company are looking to employ staff on a permanent basis with a basic salary of £55000 - £60000 with Car & Company Pension + competitive holiday entitlement, depending on experience.
