Project Manager required to lead a flagship Residential scheme based in South Gloucester
My client are a leading specialist property developer who undertake property conversions that are complex and bespoke.
They have recently been awarded planning on a large Residential scheme due to start in September. The scheme comprises the conversion of a listed building and refurbishment of 2 historical building (50 units) with the addition on new build properties (100 units). They also have plans to restore and enhance the existing grounds and historical landscape.
As a site based Project Manager you will be reporting to the Construction Manager and will be responsible for:
Ensure that production targets are met whilst producing the highest quality of product and ensuring costs are kept within budget.
Fully understand the Construction Phase Plan Requirements
Co-ordinate all on-site activities and ensure that efficient methods of working are adopted
Monitor labour performance and cost
Read and understand specification, Drawings, Preliminaries, Preambles and Contract Documentation
Monitor and ensure effective site team effort (including clear delegation of responsibility and authority to each member of the team
Requisition and manage deliveries to ensure that all materials are available when required
Ensure that materials are supplied and fixed in accordance with Contract Specification / Manufacturers Recommendations
Store materials in accordance with manufacturers' recommendations to minimise wastage
Ensure sub-contractors are kept advised of Site requirements
Issue sub-contractor with regular short-term programme (i.e. Weekly) to ensure the planned progress is achieved
Hold regular Progress Meetings with subcontractors
Co-operate closely with design team, clients, sub-contractors and suppliers and maintain good working relationships
Attend Cost Meetings when requested and agree contribution forecast
To ensure full compliance with all Health & Safety aspects
Liaising directly with the Sales, Technical and Commercial departments ensuring that up to date records of all site activities are retained, thereby achieving cost/quality control
Adhering to and ensuring the Health & Safety of the entire site and project, maintaining quality & safety control procedures.
To obtain sub-contractors Health & Safety Policies prior to their work commencement
Obtain all Risk Assessments from contractors along with applicable Method Statements for approval prior to work commencement
The successful Project Manager must have previous experience working on complex, luxury housing developments and a proven track record of delivering volume housing developments.
Fully conversant with all aspects of the house building industry with the proven ability to deliver programmes on time and on budget.
Experience working on complex conversion of buildings and listed buildings
Good knowledge of groundworks
Good knowledge of Health & Safety regulations
Educated to NVQ Level 6/7
SMSTS, First Aid, relevant CSCS Card, Temporary Works
Excellent communication skills
Experience of working closely with customers offering excellent customer care
