Quantity Surveyor Freelance 3 Years Work Worcester £Negotiable depending on experience & qualifications
The Client Our Client are a rapidly expanding property group working Nationally. They specialise in residential properties for the general market, ranging from one-bedroom starter homes to large family houses. Due to expansion, they are looking to recruit a reliable and experienced Quantity Surveyor for their project in Worcester.
The Role The Quantity Surveyor's role is to manage the costs relating to this project from early design costs to final figures. The surveyor will seek to minimise the costs of the project and enhance value for money whilst ensuring that the project meets all legal and quality assurance requirements and regulations. You will be overseeing and managing the financial aspects on several Grade 2* Listed Buildings as well as new build elements. The buildings will form the heart of this project and will provide 106 residential dwellings.
Report directly to the Construction Manager and Commercial Manager.
Liaise with external design team consultants, outside agencies and contractors.
Conducting feasibility studies to estimate materials, time, and labour costs for the project.
Managing costs to make sure that the initial budget is not exceeded.
Acting as financial advisor and monitoring progress for EHL.
Subcontract procurement and preparing enquiries
Negotiating and analysing the costs of tenders
Placing subcontract orders and managing Subcontract payments
To work alongside the Site Manger in the procurement of materials for the project.
Advising on a range of legal and contractual issues.
Valuing completed work and arranging for drawdowns from the bank.
Regular cost reconciliations.
You must have experience in domestic refurbishment/conversion projects
Have worked with and understand the NHBC warranty standards.
Able to work alongside design consultants, including local authority governing bodies such as Building Control and Conservation Officers.
An understanding of HSE building regulations and legal guidelines.
Be able to work closely with the Site Manager and assist on keeping to budget.
Relevant qualifications and experience with good knowledge of construction.
Methodical way of thinking and excellent problem-solving skills.
Good financial and numeracy management skills.
