A family run house builder seeks to appoint an experienced Quantity Surveyor to join their business. They focus on luxury detached properties built to customers individual specifications from a variety of professionally designed kitchens, fireplaces, bathrooms and bedrooms.
Quantity Surveyor Role
Reporting to the Commercial and Construction Director, you will be involved with all aspects of estimating, procurement of materials, appointing subcontractors and plant hire on housing developments in the Lancashire region.
This is a fantastic opportunity for an experienced Quantity Surveyor who has experience working for a PLC volume housebuilder to join a smaller house builder and make a difference in their commercial team. You will have the opportunity to bring in your experience and implement new systems and processes to ensure efficiency and cost savings within the commercial team and developments.
Duties and responsibilities (but not limited to):
Support and assist land viability process though measuring and quantifying drawings and maintaining records
Secure best rates through comprehensive tender lists
Negotiate fixed price periods and less value than the detailed land viability estimates
Conduct detailed tender analysis per sub-contractor to enable comparison against budget
Evaluate tender returns and qualifications in order to identify areas of commercial risk
Ensure that sub-contractors fully meet PQQ requirements
Monitor and review commercial performance of contractors and sub-contractors
Monitor and analyse tender returns
Process payments in alignment with authorisation and payment schedule criteria
Contribute to tender negotiations through to conclusion with
Contribute to pre-contract and pre-start meetings
Identify potential build cost savings through alternative specification proposals
Develop initial budget and finalise in conjunction with Commercial Director
Develop and maintain a schedule which tracks actual cost savings versus existing specification to drive down build costs
Ensure effective creation and use of budget folders (quotations, take-offs etc.) to facilitate accurate budget/CVR production
Report accurate cost-to-complete figures to the end of site development life
Minimise losses in CVRs through pro-active communication with other department functions in order to recognise potential value improvement
Produce quotations for additional customer requirements for works
Prepare and record accurate and timely quarterly cost and value reconciliation reports
Skills & Experience required
The successful candidate must have previous experience managing budgets on new build housing projects. You will be commercially astute, self motivated, resilient and have the ability to work under pressure using your own initiative with minimal supervision.
Knowledge and protection of contractual position
Commercial skills to maximise value recovery, cost control and cash management
Knowledge and understanding of measurement and valuation
Preparation and understanding of financial reports
Knowledge and understanding of final accounts
Knowledge and understanding of sub-contract orders and buying
