A Top 10 UK House Builder seek to appoint a Sales Director to cover their Midlands region.
The successful candidate will already be a high performing Sales Director; and will meet customer acquisition and revenue growth objectives. Responsibilities will include developing key growth sales strategies and action plans. Successful execution of these strategies is required to achieve your financial targets. The role will involve hitting targets, building relationships, and understanding customer trends.
The main function of the role is to manage the company's divisional Sales function from pre-development to hand over; and to ensure targets are met in terms of sales efficiency, profitability and highest levels of customer satisfaction. You will sit on the regional board and report to the Managing Director. You will lead and motivate a sales team across several housing sites. The RMD will support you and develop you on how the company operates, enabling you to work within their sales process and deliver for the region year after year. They will give you clear objectives. You will need to be adaptable and strong in your style, organised with a consistent approach to customer care. You will be required to have outstanding reporting skills.
Responsibilities:
- Overseeing a sales team, managing the Sales Managers, and other office based staff
- Creating and delivering vital sales strategies and playing a crucial role in the success of the Region.
- Ensuring that Sales Managers are leading and mentoring their teams successfully.
- Required to actively promote best practice throughout the company as per their wider responsibilities for the management of the division; including the general running of the division, setting budgets, minimising risks, maximising opportunities, achieving the division's targets; and seeking to positively influence the progression and growth of the division.
- Work collaboratively with Managers within other Departments to ensure delivery of sales targets, exceeding budget activity by Quarter growth in line with budgets and forecasts Lead, motivate, communicate with, develop, appraise and performance manage staff to ensure they are fully motivated to achieve best performance to meet the company's needs.
- Ensuring there is a planned program for sales training and development to ensure customer focused delivery
- Cultivate and maintain effective business relationships with key individuals HBF,HCA and B2B partners Work with Sales Team to "A Customer Journey" which ensure we are five star builder NHBC/HBF survey
- Assist annual budget projections in line with company/Regional timetable
- Ensure safe working practices are established for Sales teams including use of lone working ie People Safe Systems.
- Ensure individual site sales rates and prices are run at maximum efficiency and profitability.
- Manage the Region's advertising expenditure.
- Support the Region's land acquisitions, with market research on all prospective sites and ensure a balanced, saleable and profitable mix and site layout, consistent with the market report.
- Keep up to date with competitors' activities and initiatives and customer trends.
- Create marketing strategies for all sites in consultation with appointed agencies and local management in conjunction with the Managing/Regional Director, manage the Division's plot releases so as to maximise efficiency and profit.

- Previous experience at Sales Director level working for a UK House Builder is essential.
