An exciting opportunity has arisen for an experienced Sales Manager to join a new house build company based in Manchester.
You will report to the Head of Land and New homes working as part of their team to achieve a high level of success. The successful candidate will have knowledge and experience in New Homes and Land and also be experienced in Sales Progression. Exceptional communication skills are essential, as is the requirement to be comfortable dealing with people at all levels. You will be able to develop strong relationships with both builder and developer clients, you will be their first point of contact within the department, dealing with day to day enquiries and issues, as well as advising on pricing and providing regular marketing updates. You will have the ability to think outside the box to deliver solutions as well as strong leadership skills to inspire others within the team, as well as exceptional administrative and organisational skills which you will use to manage a high volume of tasks within a fast-paced environment.
Day to day tasks will include:
Establishment and development of relationships with clients/developers, maintain contact and update each developer as a minimum, once a week. Attend regular onsite meetings, provide regular pricing and marketing update reports for developers with comparables, making suggestions of price reductions or appropriate incentives or uplifts as required.
Attend meetings with developer to confirm all required specifications. Produce brochures & price lists and help to buy sheets for each development and arrange sign off of these.
Arrange site launches and advertising/ social media campaigns.
Be the first point of contact for all land enquiries and set up new land instructions from the point of instruction, including entering details into our database.
Be the main point of contact for all clients regarding sales negotiation, liaising directly with purchases, solicitors and clients, including attendance on site for purchasers' choices meetings.
Responsibility for legal completions/ handovers with purchasers, including any associated paperwork or checks, as well as completion of ID Checks and disclaimers for purchasers as required.
Booking viewings, market appraisals, mortgage appointments and solicitor referrals.
Oversight of statutory client deposits including liaising with our Accounts Department as required.
Provide support with viewings, general enquiries and reservations during periods of high demand.
Set up of new developments from the point of instruction., including downloading, converting and editing all planning data from new instructions, to use for marketing and floor plan purposes.
For properties already built, visit site, take photos and measurements for marketing and floor plan purposes and enter into our databases
Set up part exchange or assisted move paperwork if needed.
Responsibility for all DDX and LDX files ensuring relevant planning information is obtained.
Any other duties as directed by your line manager
Hours of work are Monday to Friday 9.00am to 5.30pm. The role also requires you to participate in an on-call rota on alternate Saturdays 10:00am to 2:00pm to deal with enquiries, carry out viewings, attend site launches, and on-going training on site of weekend site reps.
A basic of £24,000 to £26,000 dependant on experience, per annum plus commission and a company car as travel throughout the North West is required.
