A major house builder house seeks to appoint an experienced Sales Manager to join their team based in Tyne & Wear.

The Role - Sales Manager
As a Sales Manager your main role will be to develop the sales team ensuring that the Regional Sales targets are achieved and ensure all company sales procedures are adhered to Key duties and responsibilities:
" Recruitment of sales staff as and when required. " Achieve sales targets in line with agreed budgets and monitor on a weekly basis " Manage all Sales Negotiators in relation to Personnel and HR requirements " Monitor and review the use of nominated Financial Advisor/Solicitors " Be available to cover sites for holidays/sickness and during special events e.g. Show home openings " Identify any training needs and development of Sales Negotiators and implement " Assist in the preparation and delivery of pre-site presentations and coordinate all actions required " Full responsibility for the implementation of any new sites " Ensure that all sales areas constantly achieve visual excellence standards " Monitor and review Sales Negotiators weekly site sales checklist and assist where required " Ensure that any stock plots are maintained and achieve visual excellence at all times " Prepare all sales statistics for Regional Sales, Finance and Build Departments " Ensure exchanges are achieved on time " Provide support to Sales Negotiators to maximise revenue and minimise incentives on all developments " Monitor and review build progress on each development and take action to ensure a zero level of stock " Agree advertising strategies and requirements for all developments in their area and monitor effectiveness " Provide on a regular basis, potential PR opportunities for their developments Undertake market research for all new developments " Provide monthly update on market research information as schemes progress include competitor analysis and 2nd hand market
Experience & Skills required for Sales Manager
" Previous experience in the house building / property sales sector " IT skills including Microsoft packages (workable knowledge) " Excellent communication, organisation and influencing skills " Good at developing relationships " Flexible - ability to work at all levels and at hands on level " Ability to mentor and provide supportive leadership to others " Be prepared to work within a large geographical area " Confident, Self-motivated and enthusiastic
