A bespoke regional developer have an exciting opportunity for an experienced house building Sales Negotiator to join them to oversee a brand new housing development based in Cheshire.

This new development consists of 52 units, a mix of 3, 4 and 5 bedroom properties. Their properties are mid to executive homes and offer a high quality finish
As a Sales Negotiator you will be you will be responsible for maximising sales revenue on developments you are allocated. Duties to include:
" Ensure that sales complex, show homes and stock plots presentation is maintained to a high standard " Guide potential purchasers around show homes, stock plots and site to fully demonstrate product, pointing out features and benefits and overcoming objections in the process. " Maintain up to date, accurate records on visitors, including how they found out about the site before their visit (i.e. marketing source) " Ensure all potential purchasers are financially qualified as early as possible in the selling process by New Homes Mortgages " Ensure that all relevant paperwork is accurately completed upon reservation, that all procedures are adhered to and that all plans, specifications etc. have been studied carefully with the purchaser " Liaise with purchaser, solicitors and financial advisers to ensure progression from reservation to exchange of contracts to legal completion runs smoothly " Liaise with purchasers regularly to keep them updated and inform of any changes " Prepare handover packs for completions " Arrange a date and time for the purchaser to attend a Pre-Occupation Demonstration by the Site Manager " Carry out handover policy for all completions whilst endeavouring to make the day as special as possible for the purchaser " Ensure that you call on the customer following completion for your courtesy call " Respond to inbound enquiries from our website, property portals, etc " Conduct regular market research of competitors and second-hand market and obtain the local property paper on a weekly basis to keep abreast of the local market " Attend Sales/Site Meeting with your Site Manager to keep each other appraised from both a sales and site point of view " Attend sales meetings and training meetings when and where required " Report on the effectiveness of media advertising and contribute to future campaign planning and provide suggestions/ideas for PR opportunities
Skills & Experience
The successful Sales Negotiator must have previous experience selling new build properties with a housebuilder. The successful candidate must also:
" Smart appearance " Excellent organisational skills " Effectively manage time in order to meet deadlines " Professional attitude and approach to work " Ability to competently operate MS office (Word & Excel) " Ability to work to tight deadlines
In return for your skills the company offer a competitive basic salary of £20k, generous commission scheme (0.2% of nett sales prices achieved, 50% paid on exchange and 50% paid on completion), the working hours are Thurs - Mon 10am - 5pm with 22 holidays per calendar year.
