Senior Quantity Surveyor
My client are a top 10 house builder working across the North West region have a requirement for an Senior Quantity Surveyor to join their regional offices based in Lancashire.
Senior Quantity Surveyor
As a Senior Quantity Surveyor you will be reporting to the Commercial Director and will be a key member of the Commercial Team delivering profitability for the region through contractor procurement, cost planning and control, and general commercial input through the private development process.
Duties and responsibilities:
" Identify Trade Contractor Partners - Meet and explain the Homes culture and 'all-risk' packaging and obtain prices on standard house types on partnering agreement " Negotiate prices on all non-standard house types. " Implement group purchasing and subcontractor initiatives and carry out periodic negotiations. " Tender for 'all risk' Road, Sewers and Plot works - negotiate best value packages and procure land remediation subcontract packages. " Pre-Start Planning - Provide commercial input into pre-start meetings, coordinate pre-start presentation process, collate subcontract RAMS and packages for approval " Maximise profitability through Partnership negotiation, agree the content of build contracts with RSL clients " Work closely with the Technical Director to fully understand the technical constraints of each scheme " Produce detailed cost plan for inclusion, produce Site-start Budget, monitor all potential orders against 'Bible' costs and site start budget and investigate commercial viability of all modern methods of construction " Generate accurate 'cost to complete' reporting, review and manage opportunities / threats " Produce and monitor cash flow against predicted levels, advice production team on ways of regaining any slippage " Carry out monthly valuations on site and generate subcontractor liabilities " Produce monthly report on variations to Site start budgets " Manage non recoverable variations and day works " Liaise with customer care on a monthly basis and manage all contra charges " Ensure all financial accounts are settled within 6 months of works finishing " Implement efficiency savings generated from ongoing initiatives " Ensure trade specifications are current and comply with all design drawings " Provide external monthly valuations and attend progress meetings with RSL's
Senior Quantity Surveyor - Skills & Experience
The successful candidate must have a minimum of 5 years experience as a Quantity Surveyor have previous experience working in house building sector managing multiple housing developments from pre commencement stages through to final accounts.
" Excellent communication and negotiating skills " Highly organized and able to work under pressure " Professional attitude and approach to work " Previous experience of building relationships with clients/customers " IT skills including Microsoft packages (advanced knowledge)
In return for your skills the company offer a salary from £45,000 - £55,000 dependant on experience with a company car / £7k car allowance and an extensive company benefits package including pension, healthcare, company bonus, 26 days holidays, etc
